The deposit serves two purposes in a conventional property purchase. It demonstrates the buyer's financial commitment to the transaction. And it provides the vendor with security that the buyer intends to complete.
For off the plan purchases, the deposit is typically paid at exchange and held in trust during the construction period, often 12 to 24 months. The buyer then arranges a home loan to cover the remaining purchase price at settlement when construction is complete.
For established property purchases, the deposit is paid at exchange and settlement typically occurs within 30 to 90 days.
In both cases, the deposit must exist before the purchase can proceed. The buyer cannot move in before paying it.
