Most buyers underestimate how long the property buying process takes. They start looking at properties before they have finance organised, make offers before they have a conveyancer, and then discover that the process has more steps and more waiting than they expected.

Here is a realistic timeline for buying property in Australia from the moment you decide to buy to the moment you have the keys.

Stage 1: Getting Finance Ready (4 to 12 Weeks)

Before you look at a single property, you need to know what you can borrow. This stage involves gathering financial documents, working with a lender or mortgage broker, and obtaining a pre-approval.

The documents you need include recent payslips, tax returns, bank statements, identification, and details of any existing debts. For self-employed buyers, the documentation requirements are more extensive and take longer to compile.

Pre-approval typically takes one to three weeks from when you submit a complete application. Some lenders are faster. Pre-approval is usually valid for three to six months, after which it needs to be renewed if you have not yet exchanged contracts.

If your financial position needs work before you can obtain pre-approval, this stage can take considerably longer. Reducing credit card limits, paying down existing debts, and building genuine savings all take time.

Getting Pre-Approval Before You Start Looking at Properties

Pre-approval is the step most buyers either skip entirely or leave too late. It is also the step that determines everything that follows.

Without pre-approval, you do not know what you can borrow. You have an estimate based on online calculators or general assumptions, but not a number a lender has actually assessed and committed to. Attending open homes and making offers without that number means you are operating on guesswork in a market that does not reward guesswork.

What pre-approval actually involves:

A lender or mortgage broker assesses your income, expenses, existing debts, credit history, employment stability, and deposit. Based on that assessment they provide a conditional approval for a maximum loan amount. It is conditional because it depends on the property being acceptable security and your circumstances not changing materially before formal approval.

How long it takes:

Once you submit a complete application with all required documentation, pre-approval typically takes one to three weeks. Some lenders are faster. The documentation you need includes recent payslips, tax returns for the past two years, bank statements covering three to six months, identification, and details of any existing debts or liabilities.

The more important timeline is how long it takes to get into a position to apply. For buyers whose financial position needs work before a lender will approve them, that preparation phase can take three to six months or longer. Building a genuine savings history -- most lenders want to see consistent savings over at least three months -- paying down credit card limits, closing unused accounts, and waiting out a probationary period at a new job all take time that cannot be compressed.

Buyers who start this preparation early are in a fundamentally stronger position than those who begin when they feel ready to buy.

Why it matters before you start searching:

Pre-approval also puts you in a stronger negotiating position. A vendor choosing between two comparable offers will generally prefer the buyer with finance pre-approved. It signals that the transaction is less likely to fall over at the finance stage.

Stage 2: Searching for the Right Property (4 to 26 Weeks)

How long this takes depends almost entirely on how realistic your criteria are relative to what the market offers at your price point.

Buyers who search within a realistic budget in a market where their criteria actually exist can find the right property in a matter of weeks. Buyers who are searching for something that does not exist at their price point can spend six months or more attending open homes before adjusting their expectations.

The most useful thing you can do before starting your search is verify that what you are looking for has actually sold recently in your target area at your budget. If you can find several recent comparable sales, your search is grounded in reality. If you cannot, something needs to adjust.

Stage 3: Making an Offer or Bidding at Auction (1 to 4 Weeks)

Once you find the right property, the time to exchange contracts depends on whether you are buying by private treaty or at auction.

Private treaty involves making an offer, negotiating, and agreeing on a price. Once agreement is reached, both parties need to sign contracts. Your conveyancer reviews the contract, you arrange any required building and pest inspections, and you exchange. This process typically takes one to three weeks from when your offer is accepted.

Auction is faster. If you win at auction, you sign the contract on the day and pay the deposit immediately. There is no cooling off period and no subject to finance clause.

Stage 4: From Exchange to Settlement (6 to 12 Weeks)

Once contracts are exchanged, the time to settlement depends on what is negotiated in the contract. Standard settlement in NSW is 42 days. Some settlements are negotiated longer or shorter depending on the circumstances of both parties.

During this period your conveyancer prepares transfer documents, your lender processes formal loan approval, and both parties prepare for the financial transaction that occurs on settlement day.

Realistic timeline: 6 to 12 weeks from exchange.

Off the Plan: A Different Timeline

Off the plan purchases compress some stages and extend others significantly.

The search and contract exchange process is similar to established property, sometimes faster because there is no auction dynamic. But the period between exchange and settlement extends to 12 to 24 months rather than six to twelve weeks, because you are waiting for the property to be built.
