The Property Search Mistake That Costs Buyers Months

Most first home buyers spend too long looking at properties they cannot afford, in suburbs that do not match their budget, or with a wishlist that the market cannot deliver at their price point.

They are not unrealistic people. They just skipped the one check that would have told them whether their search criteria were grounded in reality before they started.

Searching For Homes Before Understanding The Market

The mistake is starting your property search before you have confirmed that what you are looking for actually exists and sells at your price point.

It sounds obvious. But most buyers begin with a mental picture of what they want, three bedrooms, a car space, a specific suburb, under a certain price, and go straight to attending open homes and scrolling listings without ever checking whether that combination has actually sold recently.

The result is weeks or months of searching for something that does not exist in the market they are searching in. Or finding that properties matching their criteria consistently sell above their budget. Or discovering that the suburb they want has nothing available at their price point, but a neighbouring suburb they had not considered has plenty.

All of that is discoverable before a single open home is attended. Most buyers discover it six months in.

Verifying Recent Sales Before Attending a Single Open Home

Before you start attending open homes or contacting agents, search recent sales, not current listings, for properties that match all of the following simultaneously:

  • Within your budget
  • In your target location
  • With your non-negotiable features

Current listings show you what sellers are asking. Recent sales show you what buyers actually paid. Those two numbers are often different, and the sales data is the one that matters.

Look for properties that have sold in the last two to three months. That timeframe reflects current market conditions rather than historical prices that may no longer apply.

If you can find several recent sales that tick all three boxes, your search criteria are realistic. You know what exists, what it costs, and where it is. You can start searching with genuine direction.

If you cannot find recent sales that match all three criteria simultaneously, something needs to adjust. The sooner you know that, the less time you waste.

What to Do When the Check Fails

If your criteria do not match the market, you have three levers.

Location. The suburb you want may not have properties at your price point with your required features. The suburb next to it, or a connected suburb along the same train line or arterial road, might. Widening your location search by one or two suburbs often unlocks options that were invisible when you were fixed on a specific postcode.

Budget. If properties matching your location and features are consistently selling above your ceiling, the market is telling you something. Either the budget needs to reflect what comparable properties actually cost, or the expectations attached to that budget need to adjust.

Non-negotiables. Some features buyers classify as non-negotiable turn out to be preferences when tested against reality. A second bathroom. A garage rather than a car space. A specific floor level. Getting honest about which features are genuinely essential and which are desirable changes the supply of matching properties significantly.

The goal is not to talk yourself into a property you do not want. It is to get clear on what you actually need versus what you have assumed you need, before you spend months searching for something that does not exist at your price point.

## The Coposit Approach: Understand The Market First

The same principle applies to off-the-plan purchases with a small adjustment.

For off the plan, instead of searching recent sales of established properties, look for comparable completed projects that have sold in your target area at comparable price points. This tells you whether the off-the-plan property you are considering is priced in line with what the completed market supports.

If comparable completed stock in the area is selling for more than the off-the-plan price being offered, that is a positive signal, you are locking in below where the completed market sits. If comparable stock is selling for less, it is worth understanding why before you commit.

Getting that picture before you sign a contract takes a few hours of research. It is time well spent.
