The standard advice for buying property in Australia has not changed much in decades.

Save your deposit. All of it. Then buy.

It sounds straightforward. But for a growing number of Australians, the gap between where they are financially and where that advice tells them they need to be is not closing, it is widening. Rents are rising. Living costs are up. And the deposit target keeps moving as property values shift.

The lump sum model was built for a market that no longer exists. Weekly instalments are a response to the market that does.

How the Lump Sum Model Works Against Buyers

When a property requires a 10 per cent deposit, the traditional model says the buyer must have that entire amount available and ready before they can act. On a $750,000 property, that is $75,000. On an $800,000 property, it is $80,000.

For someone currently paying $600 to $700 a week in rent, building that sum while managing everyday costs is a multi-year undertaking. And it is not a static target. By the time a buyer reaches their deposit goal, the property they were saving toward may have increased in price, moving the goalposts further out.

The lump sum model also creates a binary outcome: either you have enough and you can buy, or you do not and you cannot. There is no middle ground. How Weekly Instalments Work Through Coposit

Coposit structures the deposit differently.

Instead of requiring the full deposit upfront, buyers secure an eligible off-the-plan property with $10,000 initially. The remaining deposit is then paid through weekly instalments over the construction period, typically 12 to 24 months, depending on the project.

The instalments are set at the time of purchase and remain fixed. They are interest-free and fee-free. Buyers know exactly what they are paying each week and for how many weeks. There are no surprises.

By the time the property reaches settlement, the deposit is fully paid through those accumulated weekly payments. The buyer then arranges a home loan to cover the purchase price minus the deposit already paid.

The weekly instalment amount varies by project, reflecting the total deposit required and the number of weeks remaining until settlement.

To illustrate:

A buyer securing Concord Central in Concord West NSW pays $10,000 upfront and $371 per week over 170 weeks. The total deposit builds progressively over the construction period.

A buyer securing The Orchards Zeste in Norwest NSW pays $19,000 upfront and $182 per week over 104 weeks, one of the lower weekly commitments across current listings, suited to buyers managing other financial obligations.

A buyer securing Kew Tallawong in Tallawong NSW pays $10,000 upfront and $511 per week over 95 weeks.

Each project has its own instalment structure. Buyers choose the project and payment profile that fits their current financial position rather than fitting themselves into a one-size-fits-all deposit requirement.

Why This Works Better for Most Buyers

It replaces saving with committing. Rather than trying to accumulate a lump sum while paying rent and living costs, buyers direct a fixed weekly amount toward their deposit. The money is going somewhere specific rather than into a savings account that can be drawn on for other purposes.

It creates momentum. Every week a buyer makes an instalment payment, they are moving toward ownership rather than standing still. That psychological shift matters. Buyers who have committed to a purchase tend to make different financial decisions than buyers who are still in the "saving up" phase.

It aligns with how most Australians already manage money. Weekly or fortnightly payments are the standard rhythm for most financial obligations, rent, utilities, subscriptions, loan repayments. A weekly deposit instalment fits naturally into that pattern rather than requiring a fundamentally different approach to managing money.

It removes the timing problem. With a lump sum deposit, buyers have to save the full amount and then find the right property at the right time with the right market conditions. With weekly instalments, buyers can secure the right property now and pay the deposit while it's being built.

The Difference Between Instalments and a Savings Plan

A savings plan is something you intend to do. A weekly instalment is something you have already committed to.

That distinction is more significant than it sounds. Savings plans are vulnerable to competing priorities -- an unexpected bill, a holiday, a car repair. Weekly instalments toward a property you have already secured are not optional in the same way. The commitment has been made. The property is in your name. The instalments are the mechanism for fulfilling that commitment.

For buyers who know they want to buy but struggle to maintain the discipline of saving a large lump sum without touching it, the instalment model replaces willpower with structure.

It suits buyers who have $10,000 available now and stable enough income to manage a fixed weekly payment over the construction period. It does not require the full deposit to be available upfront. It does require the ability to sustain the weekly commitment through to settlement.
