At the end of the Unrent by Coposit process, after approximately 12 months of rent accumulation, the participant needs to obtain a home loan to complete the purchase of the home they have been living in. That home loan approval depends on the participant's financial position at that point.
Speak with a mortgage broker now. Not to apply for finance, just to understand what your borrowing capacity looks like and what purchase price range is realistic given your income, existing debts, and credit position.

The 90 days before any home loan application are particularly important. Lenders assess financial behaviour in that window closely. But the groundwork for a strong application is laid well before those 90 days.
Things worth doing now:
Close unused credit cards. A credit card with a $10,000 limit at zero balance still reduces your borrowing capacity. Lenders assume it represents potential debt.
Close buy now pay later accounts. Every active Afterpay, Zip, or similar account signals to lenders that your current income is insufficient to fund purchases from savings.
Avoid taking on new debt. A car loan or personal loan in the lead-up to a home loan application can significantly reduce your borrowing capacity.
Build consistent savings history. Even if you cannot save a large deposit, demonstrating consistent financial discipline over several months improves your position with lenders. A regular amount saved consistently is more valuable than irregular amounts.

Having some savings available, beyond what you currently hold, gives you more flexibility when properties become available.
