Why You're Paying Someone Else's Mortgage and How Unrent Changes That

Every week, millions of Australians pay rent. And every week, that money does something most renters try not to think about too hard.

It pays down someone else's mortgage. It builds someone else's equity. It funds someone else's retirement.

The renter gets a roof over their head. The landlord gets an asset that grows while they sleep.

This is not a new arrangement. It is how renting has worked for most of Australian history. What is new is the scale of it -- and the fact that for a growing number of Australians, the rental cycle is no longer temporary. It is permanent.

How Much of Your Rent Goes to Your Landlord's Mortgage

The numbers are worth sitting with.

The median weekly rent for a Sydney unit hit $780 in June 2026 -- a record high and the fastest quarterly increase in three years. Over a year, that is $40,560. Over five years, assuming rents grow at their current pace, a Sydney renter will hand over more than $220,000 in rent payments.

Every dollar of that builds the landlord's equity, not theirs.

For context, a 10% deposit on a $780,000 Sydney apartment is $78,000. A renter paying $780 per week in rent and saving $12,000 a year alongside it reaches that deposit in six and a half years -- assuming prices stay still, which they do not. If the apartment appreciates at even 3% annually during that period, the deposit target has moved to approximately $93,000 by the time the savings are there.

The gap does not close. It compounds.

Why the Conventional Advice No Longer Works

The advice given to Australian renters who want to buy has not changed much in thirty years. Save harder. Cut back. Be patient.

That advice assumed renting was temporary. It assumed deposit saving was linear. It assumed the gap between renting and owning was a matter of time and discipline rather than a structural problem that individual behaviour cannot bridge.

In 2026, those assumptions are failing a generation of renters who are doing everything right and still falling behind.

Rents are rising faster than wages. The deposit target keeps moving. And the budget changes that were meant to help -- restricting negative gearing on established properties, freeing up first home buyer opportunities -- have not yet translated into meaningful rental relief. The median weekly rent rose 1.5% in Sydney in the June quarter alone, in the same quarter the budget was handed down.

The system is not broken for landlords. It is broken for renters.

What Unrent by Coposit Changes

Unrent by Coposit was built around a single structural insight: the problem is not that renters cannot make weekly housing payments. They are already doing it. The problem is that those payments go to a landlord rather than toward a deposit.

Under the Unrent by Coposit model, that changes.

A renter makes an upfront payment and moves into a completed property. They pay rent for approximately one year. That rent accumulates toward their deposit rather than disappearing into a landlord's equity. When enough has accumulated, they buy the home they have been living in.

No options fee on top of market rent. No interest. No premium for the privilege of eventually buying. The rent itself becomes the deposit contribution.

For the renter who has been watching their weekly payments fund someone else's wealth for years, Unrent by Coposit redirects that money toward their own.
