Can Australian Renters Buy the Home They Are Living In

By Coposit

For most of Australian history, the answer to this question was effectively no.

A renter could buy a home. But they could not buy the specific home they were living in without negotiating a private sale with their landlord, competing with other buyers on the open market, and somehow producing a deposit while continuing to pay rent at the same time.

The practical answer was: not really. Not the home they were living in. Not without a combination of luck, landlord cooperation, and financial circumstances that most renters did not have.

That answer has changed.

Why Buying the Home You Rent Has Been So Difficult

The conventional property purchase model was not designed around the tenant. It was designed around the buyer who approaches the market independently, assembles a deposit from savings, identifies a property, and purchases it.

For renters who want to buy the home they are already living in, that model creates specific obstacles.

The landlord may not want to sell. Even if they do, the sale process requires the renter to compete with other buyers. The renter must produce a deposit at a specific moment, exchange of contracts, at which point they are simultaneously paying rent that consumes much of their disposable income. And if the property sells before the renter has accumulated enough deposit, they lose the home they have been living in.

The system was not designed to convert tenants into owners of the homes they already occupy. It was designed for a completely separate category of buyer.

What Has Changed

Unrent by Coposit is the first model specifically designed to allow eligible Australian renters to buy the home they are living in.

Under the Unrent by Coposit model, a renter makes an upfront payment and moves into a participating property. They pay rent for approximately one year. That rent accumulates toward their deposit rather than building a landlord's equity. When enough has accumulated to meet the deposit requirement, they complete the purchase and take legal ownership of the home they have been living in throughout the process.

The home they move into under Unrent by Coposit is the home they eventually buy. They are not renting somewhere temporarily while saving to buy somewhere else. They are living in their future home while their rent builds toward owning it.

Who This Works For

Unrent by Coposit is designed for renters who have a stable income and can genuinely service a mortgage but cannot save a deposit fast enough alongside their existing rent obligations.

It is not for everyone. It requires a genuine commitment to eventually purchasing the property and a financial position that a Coposit property specialist has assessed as realistically positioned to reach ownership.

But for the renter who has been paying someone else's mortgage for years and wondering whether they will ever be on the other side of that equation, Unrent by Coposit is the first model that directly answers that question.
