One of the most common questions from renters who discover Unrent by Coposit is also the most important one.

What does it actually cost?

The answer is straightforward but worth explaining properly, because the cost structure of Unrent by Coposit is fundamentally different from every previous rent-to-own model that has operated in Australia.

The Short Answer

Unrent by Coposit does not charge fees to participants on top of their weekly payments.

Your weekly payments go toward your deposit. Not toward fees. Not toward charges. Not toward an options premium. Toward your deposit.

That single fact separates Unrent by Coposit from most of what has come before it in the rent-to-own category.

What You Actually Pay

There are two payments involved in Unrent by Coposit.

An upfront payment. When you enter the program, you make an upfront payment before moving into the property. The specific amount will be confirmed when locations are announced at the October 2026 launch.

Weekly rent payments. Once you have moved in, you pay rent in the usual way for approximately one year. That rent accumulates toward your deposit rather than going exclusively to a landlord.

That is it. Coposit does not charge an options fee. No interest on the accumulated amount. No additional charges for the eventual purchase opportunity.

How Unrent by Coposit Makes Money

This is the question that follows naturally from the above, and it deserves a direct answer.

Unrent by Coposit charges the property partner a sale fee when the purchase completes. The business model is aligned with the participant reaching ownership. The provider earns when the renter becomes an owner, not from charging renters ongoing fees regardless of outcome.

That alignment is what makes Unrent by Coposit structurally different from models that extracted value from renters through fees whether or not they ever reached ownership.

What This Means in Practice

For a renter paying $780 per week in Sydney, the annual housing cost under Unrent by Coposit is approximately $40,560 in rent over the year. That $40,560 accumulates toward the deposit rather than building a landlord's equity.

Compare that to the conventional model where the same renter pays $40,560 to a landlord and saves a separate $10,000 to $15,000 alongside it.

Under the conventional model: $40,560 gone, $10,000 to $15,000 saved. Under Unrent by Coposit: rent accumulates toward the deposit at no additional cost.

The weekly payment goes toward your deposit rather than exclusively to a landlord.
