Most of the conversation about Unrent by Coposit has focused on the beginning of the journey. The waitlist. The upfront payment. Moving into a completed property. The rent accumulating toward a deposit instead of a landlord's equity.

What happens at the end is equally important, and less commonly explained.

The Journey From Renter to Owner

The Unrent by Coposit model follows a clear sequence.

You make an upfront payment and move into a completed property provided by one of Coposit's property partners. You pay rent. That rent accumulates toward the deposit required to purchase the home. After approximately 12 months of rent accumulation, you have built your deposit and you settle on the home you have been living in.

Legal ownership transfers at settlement. Not before. During the rent period, you have a legal contract in place and a legal right to become the property owner in future. But you do not own the property until settlement is complete.

What Settlement Actually Involves

Settlement under Unrent by Coposit works in the same way as any other property purchase. You arrange a home loan to cover the balance of the purchase price. Your conveyancer coordinates with the property partner's representatives to transfer the title. Funds are exchanged. The property is registered in your name.

The deposit you have accumulated through rent payments during the Unrent period is applied to the purchase at settlement. The home loan covers the remaining balance.

One important note: the property price is the same whether it is purchased through Unrent by Coposit or bought outright. Unrent does not mark up the property. The price you pay at settlement reflects the market value of the property, not a premium for having used the Unrent pathway to get there.

The Home Loan Requirement

This is the part of the journey that requires the most preparation during the rent accumulation period.

To complete the purchase at settlement, you need to qualify for a home loan. Unrent by Coposit is not a loan and does not provide finance. It accumulates your deposit. The mortgage to fund the remaining purchase price comes from a lender of your choice.

Coposit's finance team completes an initial assessment and pre-approval as part of the qualification process before you enter the program. That assessment is designed to confirm that you are realistically positioned to obtain finance at the point of settlement -- not simply positioned to afford weekly rent payments.

You are free to use your own broker or lender when it comes time to settle. Coposit does not require you to arrange finance through them.

What Happens to Your Weekly Payments if the Purchase Does Not Proceed

This is one of the questions the Unrent team is most frequently asked and one where the honest answer is that the specific terms depend on your individual agreement and circumstances.

What is confirmed publicly is that Unrent by Coposit is designed for renters who are genuinely positioned to complete the purchase. The qualification process exists precisely to ensure that the people who enter the program have a realistic path to ownership rather than simply a desire for it.

If your circumstances change during the rent period, the team assesses each situation individually. Every application is treated on a case-by-case basis.

What You Can and Cannot Do With the Property

During the Unrent period, before settlement, you live in the property as your home. Subletting is not permitted, including short-term accommodation through platforms like Airbnb. The program is designed to help renters break the rental cycle by living in the home they intend to own. Using it as an investment vehicle during the rent period is not what it was built for.

After settlement, once you own the property, you can do what you choose with it subject to normal legal requirements. You can live in it. You can rent it out. It is your property.
