How does it actually work?

Media coverage has described it in various ways -- some accurate, some not. This blog provides a plain English explanation directly from Coposit.

Most Australian renters who want to own a home face the same structural problem.

They can manage a weekly housing payment. They prove that every week by paying rent. But they cannot save a deposit fast enough alongside that rent payment to ever get into the market under the conventional model.

The rent consumes the majority of what would otherwise be saved. Every dollar that goes to a landlord is a dollar that does not go toward a deposit. The gap between what the renter has saved and what they need does not close fast enough, or at all.

The Four Steps of Unrent by Coposit

Step 1: Join the waitlist and speak with the team.

Renters who are interested in Unrent by Coposit join the waitlist at unrent.coposit.com.au and book a call with a Coposit team member. That call is an opportunity to understand how the program works and whether it suits the renter's situation.

Step 2: Get qualified by a property specialist.

A Coposit property specialist assesses each participant's circumstances -- income, financial position, and readiness to eventually purchase a home. This step ensures that people who enter the program are genuinely positioned to reach ownership rather than simply looking for flexible housing.

Participants also go through a finance pre-approval process at this stage. This confirms that they will be able to service a mortgage when it comes time to settle on the home.

Step 3: Make an upfront payment and move in.

Once qualified and matched with a suitable property provided by one of Coposit's property partners, the participant makes an upfront payment. That amount varies depending on the individual's financial position and the property. There is no fixed standard upfront amount -- this is determined individually.

The participant then moves into the property. This is a completed, brand new home -- not a property under construction.

Step 4: Pay rent that accumulates toward the deposit, then buy.

The participant pays rent. That rent accumulates toward the deposit required to purchase the home rather than going exclusively to a landlord. After approximately 12 months of rent accumulation, the participant has built their deposit and settles on the home they have been living in. Legal ownership transfers at settlement.

What Coposit Does and Does Not Charge

Coposit does not charge participants additional fees on top of their weekly payments. There is no options fee. There is no interest charged on the amount accumulating toward the deposit.

Unrent by Coposit is not a financial product. It is not a loan. It is a home ownership pathway.

The costs associated with making the Unrent model work are covered by Coposit's property partners. Participants are still responsible for the normal costs involved in purchasing a property, legal fees, stamp duty where applicable -- but there are no additional Unrent fees charged by Coposit.

What Unrent by Coposit Is Not

It is not the same as Coposit's off the plan deposit instalment model. Coposit's separate platform allows eligible buyers to secure new properties under construction with an upfront payment from $10,000 and pay the remaining deposit through weekly interest-free instalments. That product is for buyers purchasing off the plan. Unrent by Coposit is for renters moving into completed properties.

The $10,000 figure that has appeared in some media coverage applies to Coposit's off the plan model, not to Unrent by Coposit.

Who Unrent by Coposit Is For

Renters who can manage weekly housing payments and have a stable income, but cannot save a deposit alongside rent payments fast enough to enter the market through conventional means.
